Tips to sell quickly.

Here are some things to consider when preparing your home for sale. Many people miss these relatively simple and inexpensive improvements that can bring top dollar.

#1 Curb appeal - Cut that lawn and add some color. $100 worth of plants and flowers adds a lot to a homes curb appeal. Buy decorative bark to fill in and around flowers and plants. Bark looks better than bare dirt, so it is an inexpensive way to spruce up your yard for a low cost.

#2 De-clutter your home - It may be worth renting a storage unit for a couple of months while you are marketing your property. By removing excess furniture, seasonal goods, toys and garage items, your home will feel larger and more inviting to new buyers. Remember, buyers will look in your closets, don’t let them find a mess.

#3 Make sure it smells good - Such a simple thing, but you would be amazed how many houses smell bad, this is an instant turnoff for buyers. Bake some cookies and brew some coffee if you are having a showing, the smell is inviting and subconsciously reminds people of home and the holidays with family. Plug in air fresheners especially in laundry rooms is a good idea.

#4 Repaint rooms with neutral colors - That red wall looked good on HGTV, but most buyers won’t like it. Try the old standby “Builder beige”, sure it’s boring, but it makes the house feel larger and is neutral which will fit with anyone’s decor.
